A market headline is a starting point for research. Before using a figure in a purchase decision, check its publication date, period, location and property type. A city-wide total cannot establish the value or expected performance of one apartment.
Use primary data
The Dubai Land Department real estate data portal provides an official source for market data. Dubai REST is another official starting point for Dubai real estate information and services.
Keep the comparison consistent: the same period, community, property type and, where possible, similar size and condition. Asking prices and completed transactions answer different questions.
Explore the reading library
The Property Gulf blog contains published articles on locations, buying questions and the property market. Read each article in the context of its date and source material; older forecasts and event announcements are historical material.
Bring the analysis back to the unit
- Check the current asking price and specification of the exact property.
- Identify purchase costs, service charges and other ongoing expenses.
- Separate recorded facts from estimates and future plans.
- If comparing rental scenarios, state the assumptions and account for vacancy and costs rather than treating gross rent as net income.
